Let's explore the cost to add an egress window and breakdown the price you will pay for each step of the project. Generally speaking, this is a loaded question because there are so much variation in any egress window project.

Furthermore, it is important to note that if you are simply adding the egress window (due to egress building code requirements), then the actual price tag will be significantly less. Project Step Number One

The first step is to dig out whatever area is required for the egress space. Many projects are small and can be dug by hand. So let's estimate the cost here at $200 for the company to do the work. However, more complex jobs (i.e. larger project footprints) will require digging equipment and obviously more time and planning to get the space where it needs to be. On the do it yourself front, you can certainly do all the digging by yourself. However, you might want to rent a small backhoe to do the digging for you, which will add up to $250 to the cost of step one.

Project Step Number Two

One of the biggest cost to add an egress window is associating with installing a retaining structure outside the egress window. (Here is a related topic of note: egress window installation cost.) For smaller projects, this often involves a pre-made half circle metal wall. This is often accomplished with a pre-made metal half round "wall" that comes with a built in ladder. Conversely, more intricate projects can have all sorts of complex designs. Some of these outside spaces are gorgeous and add to the overall look of the home. On the do it yourself front, installing a premade metal wall would simply entail the cost of the product.

Basement Cut Out

For those finished basements that do not yet have the egress window wall cut out, this is the next step. However, cutting a big hole in a wall should be left to the professionals. On the do it yourself front (which I don't recommend), cutting a hole in the basement wall might run you $100 for the heavy duty cutter that you rent from Home Depot etc.

Do It Yourself Cost: $100 (but I'd leave this to the professionals)


Frame Out The Window

Next up on our cost to add an egress window project list is to frame out the window. How complex and labor intensive this step will be depends on the material of the wall and the type of egress window you are planning to use. Generally, though, we estimate this cost for a professional installer to be $150 to $450. If you decide to go the DIY route, then we estimate this at $50 to $75.

Step Five: Seal And Caulk

The second to last step is to seal and caulk the window and thereby make the unit completely watertight for decades to come. This is pretty straightforward and easy for both a local window installation company or a competent DIYer. If you go the professional route, we estimate the cost at $50 to $100. However, if you choose to do it yourself, we estimate the cost at $10 to $20.

Step Six Landscaping

The final step that affects the cost to add an egress window is landscaping. So, to make the exterior space look good, many homeowners will hire a small, medium, or large landscaping company to plant flowers or to even hardscape the space. Debra, it's hard to guesstimate price quotes for one reason - companies aren't required to provide fair price quotes. But for what you are talking about, I would say $2K to $3K is a good baseline for a relatively simple basement egress addition. Send me the bids and I'm happy to take a look.
